So… what is MEES, exactly?

No, it’s not a personality disorder diagnosis in spite of the catchy acronym. In plain English: MEES is the government’s way of saying, ‘Homes shouldn’t leak heat like a colander.’

As of now, rented properties in England and Wales must meet a minimum EPC rating of E. But the bar is rising fast: the target is EPC C by 2028 for most rentals (and it’s already on the table for 2025 in some cases).

Translation: if you own a rental with an EPC of D, E, F, or (brace yourself) G, you’ll need to act — or risk hefty fines and an unlettable property. And if your selling and you don’t have that EPC up to a “C”? It could prove more difficult for buyer’s seeking a mortgage to get one.
